A well-known establishment in Leblon, in Rio’s South Zone, with its doors open since 1943, Confeitaria Rio-Lisboa has entered the real estate market’s sights. The dispute over the valued address, which has been mobilizing construction companies, gained a new chapter: Mayor Eduardo Paes published a decree in the Official Gazette declaring the house Intangible Cultural Heritage. The point will get a plaque that registers its inclusion in the city’s “Traditional Business Circuit” — the decree is valid for ten years, but can be canceled if the cultural asset does not maintain its “striking characteristics”.

Market sources confirmed that real estate negotiations have been going on for around two years. Since then, obstacles have arisen, such as the amount requested by the owners — R$30 million, considered high because the land is in a Cultural Environment Protection Area (Apac), with size restrictions. Now, negotiations may be put on the back burner: with the publication of the decree, the possibility arises that the city hall’s next step will be to list the property.

The harassment was not limited to Rio-Lisboa. There was also interest in purchasing the neighboring store, on the ground floor of a three-story building, where, since October 2021, a branch of another bakery has been operating: Açadogue Capixaba.

Among the construction companies interested in buying the land would be Itten, TGB Imóveis and Mozak. The advisor for the last one on the list preferred not to comment, but O GLOBO found that representatives of the construction company probed the owners. TGB, in turn, denied having made offers, while Itten confirmed that negotiations had taken place.

The executive estimates that, due to the reduced supply of land in the vicinity, the square meter for sales of launches in the region could cost between R$45,000 and R$55,000.

Rio-Lisboa is on the corner of Avenida Ataulfo ​​​​de Paiva and Rua General Artigas. Just over eight decades ago, when it was opened, it was accessible through a single door. Over time, he began to occupy other stores. Today, it has an internal counter, tables on the sidewalk and facilities used by employees spread over three floors.

For a long time, the bakery operated 24 hours a day. Since the pandemic, in 2020, its opening hours were limited between 6am and 10pm. Around 60 people work there. GLOBO looked for the owners of Rio-Lisboa and Talho Capixaba personally, but they were not found and did not return.

— We already knew that the property was for sale. But today, many customers only talked about that — said a confectionery employee.
