The Portuguese cities where advertisements received the most contacts in the third quarter of 2025 were Santarém and Ponta Delgada, both with an average of 35 contacts per advertisement.

Despite the 4.1% increase in rental prices in Portugal, in the third quarter of 2025, the demand for houses to rent remained high.

According to an analysis by Idealista, sent to ZAP, during this period, each rental advertisement received, on average, 23 contacts before being removed from the platform.

Even so, this value represents a drop of 18% compared to the same period of 2024when each property received around 28 contacts.

Second Ruben Marquesspokesperson for idealista, “although the number of contacts per advertisement has decreased slightly since the beginning of the year, the demand for houses to rent remains strong”.

“This slowdown does not reflect less interest from families, but rather a greater availability of properties on the market. Despite this, rent values ​​remain high and beyond the reach of many Portuguese”, he added.

Greater demand in Santarém and Ponta Delgada

The Portuguese cities where advertisements received the most contacts in the third quarter of 2025 were Santarém e Ponta Delgada, both with an average of 35 contacts per ad.

Soon after, they appear Portalegre e Leiria (30), followed by Évora e Setúbal (29), which complete the group of locations with the highest demand in the period analyzed.

With intermediate levels of contact are Bragança (24) and Guarda (24).

Coimbra, Vila Real and Viseu registered 21 contacts, followed by Faro and Lisbon (20), Funchal and Castelo Branco (19), Aveiro and Braga (17), Porto (15) and Viana do Castelo (12).

A average number of contacts per advertisement decreased by 15 capitals of district/autonomous regions and increased by four.

Significant drops were recorded in Portalegre (-46%), Castelo Branco (-28%), Viana do Castelo (-25%), Faro (-22%), Braga (-20%) and Coimbra (-20%).

This was followed by Vila Real (-18%), Lisbon (-17%), Aveiro (-17%), Santarém (-16%), Viseu (-15%), Leiria (-15%), Porto (-11%), Setúbal (-8%) and Bragança (-2%).

In turn, the biggest increases were recorded in Ponta Delgada (18%), Évora (12%), Guarda (12%) and Funchal (7%), showing strong demand in these markets.
